Availability
The cottage is available mid-May through mid-December.
Maximum cottage capacity is 6, not counting infants.

Booking Your Vacation
Reservation Policy: After having made a reservation request, a Rental Agreement will be either e-mailed or USPS mailed to you for your review and signature. This will be signed and returned with your Reservation Deposit.
Reservation Deposit: To confirm your reservation, one half of the rental amount is due within 10 days of making the reservation.
Final Payment: Your final payment, which includes the remainder of the rent, 10% tax (5% Virginia State Tax/5% local occupancy tax), security deposit, and any pet/linen fee, must be paid 30 days prior to your arrival date. Payment is accepted by personal check, money order, traveler's checks, or cashier's check. Any balance not paid within this 30 day timeframe, may not be paid by a personal check. There is a $35.00 fee for any returned personal check.
Security Deposit: A $200.00 security deposit will accompany your final payment. If the inspection is done prior to your departing your deposit will be returned at that time. If the inspection is done after your departure, a check will be sent to you within 10 days. Reasons that all of a security deposit would not be returned include: damage more than "normal wear and tear"; items missing; need for significant cleaning; smoke odor that would require carpets, furniture, bedding to be cleaned/treated; or, pet problems that would necessitate the carpets being cleaned, house being treated for fleas, chewing damage, screens repaired, etc. (As pets are expected to be well-mannered, well cared for, and housebroken, we trust that pet expenses will not be incurred!)
Cancellation Policy: If a cancellation occurs after the Reservation Deposit and prior to the final payment, one-half will be returned immediately. One hundred percent will be returned if the house is re-rented for your scheduled time. If a cancellation occurs after final payment, one fourth of the rental amount, as well as the security deposit, pet fees, and the 10% tax (5% VA sales tax and 5% local occupancy tax) will be refunded immediately. If the house is re-rented for your scheduled time, one hundred percent of the rental amount will be refunded.
Check-in Procedure: Check-in begins at 2pm. Please give us an idea of your arrival time. We will meet you at the house.
Check-out Procedure: Check-out is 10am. (If you supply your own linens and leave the house in a condition that does not warrant heavy cleaning, you may make arrangements to depart at noon.)
No Smoking
THIS IS A NON-SMOKING HOME. Smoking is permitted on the screened porch and open deck-ONLY!
Linens/Cleaning
Linens: If you would like us to supply linens, there is a nominal cost. If you request, the beds would be made upon your arrival (otherwise the fresh linens will be placed in the appropriate bedroom). Fresh towels would be in good supply. Beach towels/sand sheets would be provided. There will be a charge for any missing linens. Our only request is that you hang any used towels to dry prior to placing them in dirty clothes baskets! (As musty/mildewed towels require additional treatment or disposal, they are not considered "normal wear and tear".) There will be complementary plastic laundry baskets available if you need to take a couple for "packing" upon departure.
Cleaning: The house will have been well cleaned prior to your arrival. In order not to incur any cleaning fees, the trash should be emptied, the refrigerator empty and clean, and the house should come close to being "left as you found it". Full cleaning service can be provided.
We are Pet Friendly!
Pet Policy: A maximum of two well-behaved, non-destructive, house-broken dogs are permitted. As dog lovers, we appreciate how much more special your vacation can be with your canine companion. We have always obedience trained our dogs and have found that a well mannered animal is a joy to have around!
Due to insurance issues the following breeds/behaviors must be excluded: Akita, Alaskan Malamute, Chow Chow, Doberman Pinscher, German Shepherd, Pit Bull, Presa Canario, Rottweiler, Siberian Husky, Staffordshire Bull Terrier, Wolf hybrid, and any dog with a history of aggression/biting.
Dogs should be up to date on their immunizations and be free from fleas. We will have the yard sprayed for fleas and ticks to assist in maintaining your pet's comfort and safety.
Please note that dogs are not allowed on Assateague Island in Virginia. There is, however, a delightful nature trail on Chincoteague that is dog friendly! Let us know if you need to borrow a crate for your dog. We also offer complimentary dog walking for any day that you will be away from the Island. (We want your pet to be comfortable and avoid any accidents!)
Pet Fee: $60.00 Non-refundable.
Additional Information
- Every effort will be made to make your Chincoteague Island holiday special! We will have a local telephone book, tourist information, town map,and a "hint list" waiting for you.
- Although all appliances, TVs, electronics, air conditioning/heat pump are in good repair, breakdowns can occur. Your notification will insure prompt attention to any problem.
- There is no house phone (as everyone seems to have their cell phone with them these days!).
- Refunds will be given for any nights involved in a mandatory evacuation of the Island.
- If you run into a time of "horrid weather" (like a famous N'easter/named storm), we will make every effort to accommodate you at a later time on us!
- We reserve the right to check the property at any time during your stay. Clients exceeding the maximum occupancy of people/dogs or who have undeclared pets will be asked to vacate without a refund.
- We have found Chincoteague Island and Assateague magical places since our first visit in 1993. We will do all we can to assist you in making magical memories also!
